The $22 million Lake View Village development proposal has been lodged with Central Coast Council. The 2.8 ha site at Avoca Beach on the NSW Central Coast has been vacant for 10 years since it ceased being used as Bowtells caravan park and has been in a “state of disrepair”, according to the development application documents.

Sydney developer Platinum Property Advisors has engaged architects Marchese Partners to create a land lease community of 58 homes, each with two storeys and three bedrooms and double garage that will be manufactured off site and later installed. There will also be nine short-term sites for caravans.

Development application documents state that the proposal would be in the public interest by adding to the supply of affordable housing for the area and would generate economic benefits for the community during construction and afterwards. The proposal also states that the dense landscaping along the foreshore which provides screening of the development from the Avoca lagoon would be retained.

A traffic study found the development would not have any “unacceptable traffic implications”.

Residents have until 23 October to respond to the plan.
